ACCOMODATION AND STORAGE

The activities and the temporary nature of a building site do not generally justify the provision of permanents buildings for staff accommodation or for the storage of materials. It is, however, within the builder’s interest to provide the best facilities which are economically possible for any particular contract; this should promote good relationships between management and staff, it should also reduce the loss of materials due to theft, accidental damage and vandalism. The better the facilities and amenities provided on a building site the greater will be the contentment of the site staff which will ultimately lead to higher productivity.

ACCOMODATION
The construction (health, safety and welfare) Regulations 1996 is a statutory instrument which establishes objectives for accommodation and facilities for staff to be provided on sites throughout the construction industry. Requirements will vary with regard to the number of personnel on site and in some cases the anticipated duration of the contract. An extract from the 1966 forerunner to the current regulations is shown. Which indicates absolute minimum standards for guidance only.

Units of staff accommodation usually come in on of two forms:
1.       Sectional timber huts
2.       Mobile caravans or cabins
Sectional timber huts are prefabricated to allow for ease of dismantling and assembly to facilitate the reuse on other sites. Huts of this nature should be designed, constructed and maintained with the same care as permanent buildings to ensure their use for many years on a number of different contracts. A well designed sectional hut should permit the addition of more bays to increase the modular size by length and or width.
                The anticipated use of each hut will govern the construction and facilities required. Offices need to be weatherproof, heated, insulted to conserve the heat, have some form of artificial lighting, and be equipped with furniture such as desks, work tops, plan chests and chairs to suit the office activities; a typical timber sectional site office detail is shown.
The same basic construction can be with the facilities shown.
Caravans and mobile cabins are available in a wide variety of sizes, styles and applications. The construction is generally of a ply clad timber frame suitably insulted and decorated; they are made to a modular system so that by using special connection units any reasonable plan size and shape is possible. The caravans and cabins are fully equipped with all the necessary furniture, lights and heating units. The toilets are supplied with all the necessary sanitary fittings and plumbing which can be connected to site services or be self-contained. Transportation of caravans or cabins can be on any suitable vehicle; caravans can be towed whereas special transporter trailers are available for cabins. Whichever method is used the time taken to load, offload and position on site is considerably shorter than the time required to dismantle, transport and reassemble a sectional timber hut, but the initial capital outlay is higher. STORAGE
The type of storage facilities required any particular material will depend upon the following factors:
1.       Durability – will it need protection for the elements?
2.       Vulnerability to damage
3.       Vulnerability to theft
Cement, plaster and lime supplied in bag form require dry store free from draughts which can bring in moist air and may cause n air set of material. These materials should not be stored for long periods on site, therefore provision should be made for rotational use so that the material being used comes from the older stock.
Aggregates such as sand and ballast require a clean fir base to ensure that foreign matter is not included when extracting materials from the base of the stock pile. Different materials and grades must be kept separated so that the ultimate mix batches are consisted in quality and texture. Care must be taken, by careful supervision, to ensure that the stock piles are not used as a rubbish tip. If the storage piles are exposed to the elements a careful watch should be kept on the moisture content; if this rises it must be allowed to drain after heavy rain or alternatively the water or cement ratio of the mix can be adjusted.
